It was a great year for home sales in the South Bay city of El Segundo CA with 125 closed sales last year.  Of the 125 there were 5 homes that sold over $3,000,000 which would have been unheard of in the past (there’s already been one $3.0M+ sale in 2023 as of this post).

Take a look at the homes that topped this formerly unthought of price point.  At the moment there is only current home for sale in El Segundo priced over $3,000,000 and is located at 502 Richmond Street…..take a look!

El Segundo Real Estate Market – 2022 Year in Review

Welcome to the 2022 real estate market recap for El Segundo CA.  Overall it was a fantastic year for both the number of home sales and the prices that they sold for.

There were 125 on market condo, townhome and home sales.  The average list price was $1,547,732 with the average sold price at $1,551,098 meaning that homes generally sold at full price or higher. That did peak during the summer with the fall and winter months seeing that trend reverse and most homes selling below the listing price.

The average price per square foot was $891 and homes averaged 24 days on the market before going into escrow. Take a look at all of the homes that sold in El Segundo below.

The highest sale of the year was $3,900,000 for a large single family located at 639 W Oak Avenue. There were an impressive 5 homes that sold over $3.0M in El Segundo. The lowest price of the year was $400,000 for a 1 bedroom condo in Pacific Sands complex at 770 W Imperial Avenue #86.

Not unexpectedly December a slower month tor the el segundo real estate market

5 closed home sales at an average price of $1,036,500

December was a slow month for home sales in El Segundo with only 5 sold homes but that wasn’t unusual as December is often the slowest month of the year for obvious reasons. The average “list” price was $1,094,200 with the average sold price for El Segundo homes that closed at $1,036,500 meaning that homes generally sold way below the list price. Average sold price was about 100K lower than in November. The average price per foot for sold homes was $676. Homes averaged 40 days on market before going into pending status. See how 2022 El Segundo real estate compared to October 2021

Bucking the trend of much of the South Bay, the El Segundo real estate market didn’t see all that much of a slowdown overall.   There were 14 active listings compared with 9 in the previous October.  Sold homes were up with 12 sales compared with only 7 last year.  One major difference was the number of homes that went into escrow with a whopping 25 in October of 2021 and only 5 in October 2022.

Home prices were pretty incredible with a median price of $1,593,000 last month compared with $925,000 one year ago.  Amazing!

It was a slow month for home sales in El Segundo compared with May which saw an extremely impressive 20 home, townhome and condo sales.  June saw only 9 closed home sales.

The average “list” price was $1,707,111 with the average sold price for El Segundo homes that closed at $1,724,556 meaning that homes generally sold over the list price. The average price per foot for sold homes was $1094. Homes averaged an astounding 5 days on market before going into pending status.
