Market activity from January 1 - June 30
The El Segundo real estate market remained relatively balanced during the first half of 2026 with 3.5 months of inventory, indicating neither a strong buyer’s nor seller’s market. There were 39 closed sales, averaging $1.84 million, with homes selling in an average of 29 days. The market saw 23 active listings, 15 pending sales, and 18 price reductions, suggesting that buyers are becoming more selective and proper pricing is increasingly important.
Pricing trends reflected this shift:
- 28% of homes sold above asking price (11 sales), averaging 7.7% over list price.
- 62% sold below asking price (24 sales), averaging 4.8% below list price.
- Only 10% sold exactly at list price.
Compared to the first half of 2025:
- Closed sales declined 18.8% (39 vs. 48).
- Average sale price dipped just 0.9% to $1.84 million, demonstrating that values have remained relatively stable despite fewer transactions.
- Average days on market improved from 35 to 29 days, indicating that well-priced homes are still attracting buyers relatively quickly.
By Property Type
- Single-family homes remained the strongest segment, averaging $2.22 million with 27 sales and 2.6 months of inventory, although prices were down 2.5% year-over-year and days on market increased to 32 days.
- Condos and townhomes experienced a softer market with 5.4 months of inventory, just 12 sales, and an average sale price of $995,000, down 14.7% from last year. However, they sold relatively quickly, averaging only 22 days on market, significantly faster than the prior year.
Overall, the market remains healthy, but buyers have become more price-conscious. Homes that are priced appropriately and presented well continue to sell efficiently, while overpriced listings are more likely to require price reductions before attracting offers.
