10 Homes Close Escrow at an Impressive Average of $1,697,000

What a difference a month makes.  El Segundo home sales picked up considerably in February with 10 homes closing escrow during he shortened month.

There were only 3 homes that sold in January so it was a nice uptick for sure.

The average “list” price was $1,699,100 with the average sold price for the homes in El Segundo that closed at $1,697,000 which was a big drop from $2,750,000 in January, but that was very unusual.  December’s average home price was   $1,366,500.

Homes that sold averaged $939 per square foot. Homes that sold were on the market for 79 days  (DOM) before going into pending status.

January Home Sales Slow Going In El Segundo

3 Homes Close Escrow at an Impressive Average of $2,750,000

Not surprisingly there was a big drop in the number of closed home sales in El Segundo last month.  January is usually the slowest month for homes closing escrow as December is the slowest month for homes going into escrow due to the holidays.

There were only 3 homes that sold in January in El Segundo compared to an impressive 12 in December and 10 in November.

The average “list” price was $2,708,000 with the average sold price for the homes in El Segundo that closed at $2,750,000 which was  a big number (but doesn’t mean as much with the limited number of homes sold)  That was compared to $1,366,500 December.

Homes that sold averaged $977 per square foot. Homes that sold were only on the market 5 days on market (DOM) before going into pending status….which is crazy.

10 Homes Close Escrow at an Average of $1,356,000

In what is usually the slowest real estate month of the year, there were a very impressive 12 homes that sold in El Segundo during December.   That  was more than the already impressive  10 in November, 8 in October and 6 in September

The average “list” price was  $1,386,250 with the average sold price for the homes in El Segundo that closed at $1,366,500 which was down from $1,426,200 in November and a HUGE drop from  $1,943,000  in October.  That said the numbers often fluctuate significantly month to month in El Segundo.

Homes that sold averaged $887 per square foot. Homes averaged a very brief 19 days on market (DOM) before going into pending status.

El Segundo bucked the trend in November as one of the only South Bay cities that saw an increase in home sales from October.  There were 10 sold home compared with 8 in October and  6 in September

The average “asking” price was an impressive $1,495,200 with the average sold price for the homes in El Segundo that closed at $1,426,200 which was a HUGE drop from  $1,943,000  in October.  That said the numbers often fluctuate significantly month to month in El Segundo.

Homes that sold averaged $819 per square foot. Homes averaged 87 days on market (DOM) before going into pending status.

October 2024 was a very impressive month for home sales  and home prices in the coastal community of El Segundo.  There were 8 closed sales compared with 6 in September,  8 in August and 10 in July.

The average “asking” price was an impressive $1,961,250 with the average sold price for the homes in El Segundo that closed at  $1,943,000  which was a big increase from $1,767,500 in September and $1,535,801 in August.  

Homes that sold averaged $815 per square foot. Homes averaged 46 days on market (DOM) before going into pending status.
