The latest home to hit the market is an unusual one. 646 W Mariposa Avenue is a definite project and the listing agent/seller will only consider all cash offers as it won’t be possible to obtain financing due to the condition.
The home appears to be in workable shape but the listing notes that some of the systems including the heater, water heaters and others are not working.
The home sits on a large lot, but it’s a flag lot meaning it sits behind another home so the lot is the shape of a flag (with the pole being the driveway)
The kitchen appears to be in fairly nice condition but beyond that it appears that the home needs some work.
October 2024 was a very impressive month for home sales and home prices in the coastal community of El Segundo. There were 8 closed sales compared with 6 in September, 8 in August and 10 in July.
The average “asking” price was an impressive $1,961,250 with the average sold price for the homes in El Segundo that closed at $1,943,000 which was a big increase from $1,767,500 in September and $1,535,801 in August.
Homes that sold averaged $815 per square foot. Homes averaged 46 days on market (DOM) before going into pending status.
