For the 2nd straight month, the average price of a home in El Segundo was well above $2,000,000.  May was another great month for El Segundo real estate both in terms of the number of homes that sold and in the average home prices.

8 homes sold which was a slight drop from 10 in April and March but above the average.

The average “list” price was $1,930,680 with the average sold price for the homes in El Segundo that closed at a very impressive $2,155,875 which was well above April’s average of $2,038,500 and DRAMATICALLY above March’s average home price of $1,493,516.

Homes that sold averaged an incredible 11 days on market before going into pending status.  The average price per foot was $847.

April was a great month for El Segundo real estate both in terms of the number of homes that sold and in the average home prices.

There 10 homes that sold which was he same as March and February but above the usual number.

The average “list” price was $1,930,680 with the average sold price for the homes in El Segundo that closed at a very impressive $2,038,500.  That was WAY above March’s average home price of $1,493,516.

Homes that sold averaged only 20 days on market before going into pending status.  The average price per foot was $1,035.

Although it was definitely not as impressive as the numbers for July, August was still a very good month for home sales and home prices in El Segundo. There were 8 home sales which was a slight drop from 10 in July, but higher than most months.

The average “asking” price was $1,563,063 with the average sold price for the homes in El Segundo that closed at $1,535,801 which was a big drop from the unusually high $2,027,279 in July and down from June at $1,756,250 and May at $1,914,800.  

Homes that sold averaged $957 per square foot. Homes averaged a very brief 17 days on market (DOM) before going into pending status.

November was a pretty solid month in terms of the number of homes that sold with 9 sales compared to 7 in October.

The average “asking” price was $1,797,778 with the average sold price for the homes in El Segundo that closed at $1,783,889 which was a big jump from the average of $1,333,333 in September. 

Homes that sold averaged $946 a square foot. Homes averaged a fairly brief 36 days on market before going into pending status.

April 2023 Real Estate Market Update

The real estate market in El Segundo picked up just a bit in April with 5 sold homes but that was a dramatic improvement over the first few months of the year.

The average “list” price was $1,744,800 with the average sold price for El Segundo homes that closed at $1,705,340 meaning that homes generally sold slightly below the list price. 

The average price per foot for sold homes was $969 which was a big number. Homes averaged 49days on market before going into pending status.

El Segundo Real Estate Market – 2022 Year in Review

Welcome to the 2022 real estate market recap for El Segundo CA.  Overall it was a fantastic year for both the number of home sales and the prices that they sold for.

There were 125 on market condo, townhome and home sales.  The average list price was $1,547,732 with the average sold price at $1,551,098 meaning that homes generally sold at full price or higher. That did peak during the summer with the fall and winter months seeing that trend reverse and most homes selling below the listing price.

The average price per square foot was $891 and homes averaged 24 days on the market before going into escrow. Take a look at all of the homes that sold in El Segundo below.

The highest sale of the year was $3,900,000 for a large single family located at 639 W Oak Avenue. There were an impressive 5 homes that sold over $3.0M in El Segundo. The lowest price of the year was $400,000 for a 1 bedroom condo in Pacific Sands complex at 770 W Imperial Avenue #86.
