Home sales down....prices up

While it may not appear this way the El Segundo home market is on fire.  That said May would appear to have been slow but things most definitely picked up. 

The average “list” price was $1,449,200 with the average sold price for the homes that sold in El Segundo at $1,562,500 whcih was way down from the incredible $2,141,429 average in April, but well up from from $1,412,857 in March.

Homes that sold averaged an incredibley short 6 days on market before going into pending status.

The average price per foot was at $901 which was down from $1101 in April.

El Segundo home prices average $1,412,857 in March

Number of Sales Strong....Prices Down from February

For the third month in a row there were 7 homes that sold and closed escrow in El Segundo.  

Prices jumped up significantly from the month before.

The average “list” price was $2,249,571 with the average sold price for the homes that sold in El Segundo at $2,141,429 which was a HUGE increase from $1,412,857 in March and even up from the impressive $2,051,694 in February.

Homes that sold averaged an extremely brief 16 days on market before going into pending status.

The average price per foot was at $1101 which was way up from prior months.

El Segundo home prices average $1,412,857 in March

Number of Sales Strong....Prices Down from February

For the second month in a row there were 7 homes that sold and closed escrow in El Segundo.  That makes for a very solid month. Prices were well down however.  That’s not unusual for El Segundo and doesn’t indicate a trend but just a down month with less expensive homes selling. The average “list” price was $1,735,000 with the average sold price for the homes that sold in El Segundo at $1,412,857 which was a big drop from $2,051,694 in February and  $1,825,800 in January. Homes that sold averaged 36 days on market before going into pending status but the median average was a brief 23 days. The average price per foot was $939 which was way up from February.
