El Segundo home prices average $1,412,857 in March

Number of Sales Strong....Prices Down from February

For the second month in a row there were 7 homes that sold and closed escrow in El Segundo.  That makes for a very solid month. Prices were well down however.  That’s not unusual for El Segundo and doesn’t indicate a trend but just a down month with less expensive homes selling. The average “list” price was $1,735,000 with the average sold price for the homes that sold in El Segundo at $1,412,857 which was a big drop from $2,051,694 in February and  $1,825,800 in January. Homes that sold averaged 36 days on market before going into pending status but the median average was a brief 23 days. The average price per foot was $939 which was way up from February. February Sees 7 Homes Sell in El Segundo with $2,051,694 Avg

El Segundo home prices average $2,051,694 in February

Solid month with 7 closed home sales

After the usual slower month in January the real estate market picked back up a bit with 7 sold homes. 

That was compared with 4 in January, 7 in December and 8 in November.

The average “list” price was $2,049,571 with the average sold price for the homes that sold in El Segundo at $2,051,694 which was a nice jump from $1,825,800 in January but slightly lower than $2,090,015 in December.

Homes that sold averaged 45 days on market before going into pending status but the median average was a very brief 12 days.

The average price per foot was $912 which was way up from January.

Slow month with only 4 closed home sales

Not unexpectedly, January was a very slow month for the real estate market in El Segundo.  That’s very typical as December is always a slow month for new listings and homes going into escrow. 

4 homes closed escrow compared with 7 in December, 8 in November and 11 in October.

The average “list” price was $1,897,225 with the average sold price for the homes that sold in El Segundo at $1,825,800 which was well below $2,090,015 in December, but with only a few homes selling….it doesn’t mean much.

Homes that sold averaged a fairly brief 37 days on market before going into pending status.  The average price per foot was $762.
