Ater a big February with 11 sold homes, March was a bit of a downturn.  There were only 5 sold homes in March

The average “asking” price was $1,272,989 with the average sold price for the homes in El Segundo that closed at $1,299,500 which was a drop from $1,624,000 in March.

Homes that sold averaged $882. Homes averaged a very brief 37 days on market before going into pending status.

Ater a big February with 11 sold homes, March was a bit of a downturn.  There were only 5 sold homes in March The average “asking” price was $1,571,380 with the average sold price for the homes in El Segundo that closed at $1,624,000 which was a big jump from $1,442,636 in February but down from January. Homes that sold averaged $943 which was an improvement from $839 in February but a drop from $1,121 a square foot in January. Homes averaged 76 days on market before going into pending status. 7 Homes Sell at an Average of $1,710,714

October was a little bit slower in terms of the number of homes that sold with 7 sales compared to 9 in September and an extremely impressive 14 in August but price were fantastic.

The average “asking” price was $1,794,286 with the average sold price for the homes in El Segundo that closed at $1,710,714 which was a big jump from the average of $1,333,333 in September. 

Homes that sold averaged $848 a square foot. Homes averaged a very short 41 days on market before going into pending status.

14 Homes Sell at an Average of $1,579,643

September was a slow down from August but much better than in July.   There were 9 homes that sold and closed escrow during the month compared with 14 in August….but as mentioned that was an unusual month.

The average “asking” price was $1,387,111 with the average sold price for the homes in El Segundo that closed at $1,333,333 which was a drop from the August average price of $1,579,643. 

Homes that sold averaged $689 a square foot. Homes averaged a very short 20 days on market before going into pending status.

Two of the 9 homes that sold were condos in the Pacific Sands building located at 770 W Imperial Avenue.  As is normally the case they were the lowest prices during the month.

July was a very slow month for home sales in El Segundo with only 4 closed escrows compared with 14 closed home sales in June. The average “asking” price was $1,447,000 with the average sold price for El Segundo homes that closed at $1,410,000 meaning that homes generally sold below the list price.  Median home price for the month was $1,592,500. The average price per foot for sold homes was $1077 which was a big number. Homes averaged 36 days on market before going into pending status.
