El Segundo home prices average $1,583,727 in October

11 home sales during the month

October was a great month for both the number of homes that sold as well as the average home prices. 

11 homes closed escrow which was up from 8 in September, 6 in August and 7 in July.

The average “list” price was $1,541,343 with the average sold price for the homes that sold in El Segundo at $1,583,727.  This was quite a bit lower than the very impressive $1,736,856 in September, and  $1,649,583  in August but still solid.

Homes that sold averaged 54 days on market before going into pending status.  The average price per foot was $936 which was well up from September.

El Segundo home prices average $1,649,583 in August.

6 Homes Close Escrow

August was a solid but mixed month for the El Segundo real estate market with the number of sold homes down, but prices up  from July. Only 6 homes closed escrow which was a slight drop from 7 in July. The average “list” price was $1,704,833 with the average sold price for the homes in El Segundo that closed at $1,649,583  which was a big jump from the unusually low $1,296,643 average in July, but fairly close to $1,668,778 in June. Homes that sold averaged 42 days on market before going into pending status.  The average price per foot was $965. February 2025 a Great Month for El Segundo Real Estate

10 Homes Close Escrow at an Impressive Average of $1,697,000

What a difference a month makes.  El Segundo home sales picked up considerably in February with 10 homes closing escrow during he shortened month.

There were only 3 homes that sold in January so it was a nice uptick for sure.

The average “list” price was $1,699,100 with the average sold price for the homes in El Segundo that closed at $1,697,000 which was a big drop from $2,750,000 in January, but that was very unusual.  December’s average home price was   $1,366,500.

Homes that sold averaged $939 per square foot. Homes that sold were on the market for 79 days  (DOM) before going into pending status.

October 2024 was a very impressive month for home sales  and home prices in the coastal community of El Segundo.  There were 8 closed sales compared with 6 in September,  8 in August and 10 in July.

The average “asking” price was an impressive $1,961,250 with the average sold price for the homes in El Segundo that closed at  $1,943,000  which was a big increase from $1,767,500 in September and $1,535,801 in August.  

Homes that sold averaged $815 per square foot. Homes averaged 46 days on market (DOM) before going into pending status.
