10 Homes Close Escrow at an Impressive Average of $1,493,516
March was another strong month for home sales in the coastal community of El Segundo California.
There 10 homes that sold which was he same as February but both months were above he norm.
The average “list” price was $1,483,200 with the average sold price for the homes in El Segundo that closed at $1,493,516 which was down from $1,697,000 in February and way down from $2,750,000 in January, but that was based on only 3 home sales.
Homes that sold averaged $983 per square foot. Homes that sold were on the market for a very brief 22 days (DOM) before going into pending status.

What a difference a month makes. El Segundo home sales picked up considerably in February with 10 homes closing escrow during he shortened month.
There were only 3 homes that sold in January so it was a nice uptick for sure.
The average “list” price was $1,699,100 with the average sold price for the homes in El Segundo that closed at $1,697,000 which was a big drop from $2,750,000 in January, but that was very unusual. December’s average home price was $1,366,500.
Homes that sold averaged $939 per square foot. Homes that sold were on the market for 79 days (DOM) before going into pending status.

We usually mention the condo complex of Pacific Sands as the most affordable address in El Segundo. Well…..not this time.
Condos in the Pacific Sands building usually sell in the $500,000 and $600,000 but this one is definitely different.

Most of the condos are 2 bedrooms and around 1,000 square feet. This one offers 4 bedrooms and 3 bathrooms and over 2,600 square feet. To our knowledge it’s the only one of it’s kind.
This isn’t the first time this unusual condo has been on the market. It was listed in 2004, 2005, 2007, 2008, 2011, and 2016. Unfortunately it never sold back then and given the price and condition, we think this may be a challenge in 2025 as well.
That said it’s huge, has ocean views, sits on a corner…..and there’s nothing like it so only time will tell.
