8 Home Sales in El Segundo at $1,736,856 Average Price

El Segundo home prices average $1,736,856 in September

8 home sales during the month

September was a great month for both the number of homes that sold as well as the average home prices.

8 homes closed escrow which was up from 6 in August and 7 in July.

The average “list” price was a very impressive $1,805,125 with the average sold price for the homes in El Segundo that closed at $1,736,856 which was a nice jump from $1,649,583 in August and considerably higher than the unusually low $1,296,643 average in July.

Homes that sold averaged a lengthy 81 days on market before going into pending status. The average price per foot was $875 which was down from August.

We usually mention the condo complex of Pacific Sands as the most affordable address in El Segundo. Well…..not this time.

Condos in the Pacific Sands building usually sell in the $500,000 and $600,000 but this one is definitely different.

The home is listed by Bill Ruane of Estate Propertties.

Most of the condos are 2 bedrooms and around 1,000 square feet. This one offers 4 bedrooms and 3 bathrooms and over 2,600 square feet. To our knowledge it’s the only one of it’s kind.

This isn’t the first time this unusual condo has been on the market. It was listed in 2004, 2005, 2007, 2008, 2011, and 2016. Unfortunately it never sold back then and given the price and condition, we think this may be a challenge in 2025 as well.

That said it’s huge, has ocean views, sits on a corner…..and there’s nothing like it so only time will tell.

11 Homes Sell at an Average of $1,442,636

February was a great month in terms of the number of homes that sold although prices on average were down from January. There were 11 homes that sold in February compared with only 5 in January 2024. The average “asking” price was $1,440,727 with the average sold price for the homes in El Segundo that closed at $1,442,636 which was fairly typical although well down from the unusually high January in which homes averaged $1,777,200. Homes that sold averaged $839 a square foot which was a big drop from $1,121 a square foot in January. Homes averaged 35 days on market before going into pending status.
