Welcome to the year that was for the El Segundo real estate market. Here’s some very impressive stats for El Segundo in 2025.

  • 97 – Number of on market homes that sold and closed escrow
  • $1,764,799 – Average sale price of the homes that sold
  • $1,746,500 – Median sale price of the homes that sold
  • $1,769,206 – Average list price of the homes that sold
  • $1,725,000 – Median list price of the homes that sold
  • 99.6% – Sold price was 99.6% of list price meaning homes almost always sold for full price
  • $1065 – Average price per square foot for the homes that sold
  • 53 – Average days on market before going into “pending” status
  • 17 – Median days on market before going into “pending” status

The lowest priced sale of the year was, not surprisingly, a one bedroom condo in the Pacific Sands complex that sold for $465,000 with the highest priced sale of the year was $3,965,000 for a 5 bedroom single family home on a large lot at 360 Hillcrest Street.

For comparison there were 97 El Segundo homes that sold in 2024 at an average price of $1,632,131.

Average El Segundo Home Price tops $1,668,000 in June

June was another great month for El Segundo real estate both in terms of the number of homes that sold and in the average home prices.

9 homes sold which was a slight increase from 8 in May but down slightly from10 in April..

The average “list” price was $1,750,989 with the average sold price for the homes in El Segundo that closed at $1,668,778 which was solid but a big drop from $2,155,875 in May and April’s average of $2,038,500.

Homes that sold averaged 87 days on market before going into pending status.  The average price per foot was $911.

Average El Segundo Home Price tops $2,155,000 in May

8 Homes Close Escrow at an Impressive Average of $2,155,875!

For the 2nd straight month, the average price of a home in El Segundo was well above $2,000,000.  May was another great month for El Segundo real estate both in terms of the number of homes that sold and in the average home prices.

8 homes sold which was a slight drop from 10 in April and March but above the average.

The average “list” price was $1,930,680 with the average sold price for the homes in El Segundo that closed at a very impressive $2,155,875 which was well above April’s average of $2,038,500 and DRAMATICALLY above March’s average home price of $1,493,516.

Homes that sold averaged an incredible 11 days on market before going into pending status.  The average price per foot was $847.

February 2025 a Great Month for El Segundo Real Estate

El Segundo real estate recap for February 2025

10 Homes Close Escrow at an Impressive Average of $1,697,000

What a difference a month makes.  El Segundo home sales picked up considerably in February with 10 homes closing escrow during he shortened month.

There were only 3 homes that sold in January so it was a nice uptick for sure.

The average “list” price was $1,699,100 with the average sold price for the homes in El Segundo that closed at $1,697,000 which was a big drop from $2,750,000 in January, but that was very unusual.  December’s average home price was   $1,366,500.

Homes that sold averaged $939 per square foot. Homes that sold were on the market for 79 days  (DOM) before going into pending status.

9 Homes Sell at an Average of$1,783,889

November was a pretty solid month in terms of the number of homes that sold with 9 sales compared to 7 in October.

The average “asking” price was $1,797,778 with the average sold price for the homes in El Segundo that closed at $1,783,889 which was a big jump from the average of $1,333,333 in September. 

Homes that sold averaged $946 a square foot. Homes averaged a fairly brief 36 days on market before going into pending status.
