July was a very slow month for home sales in El Segundo with only 4 closed escrows compared with 14 closed home sales in June. The average “asking” price was $1,447,000 with the average sold price for El Segundo homes that closed at $1,410,000 meaning that homes generally sold below the list price.  Median home price for the month was $1,592,500. The average price per foot for sold homes was $1077 which was a big number. Homes averaged 36 days on market before going into pending status. It was a solid month for home sales in the South Bay city of El Segundo in May 2023.

There were 7 homes closing escrow during the month at a median sales price of $978,000.  Homes averaged only 27 days on market before selling and the average price per square foot was an impressive $845.

The start of 2023 was a very slow month for the real estate market in the South Bay…..and nowhere was it slower than El Segundo.   El Segundo had only one home sell and close escrow in January.  Compare that to 9 last year and you can see just how slow it was.  Having said that the one home that sold was over $3,000,000!   The numbers were:

December Home Sales in El Segundo – See What Sold

Not unexpectedly December a slower month tor the el segundo real estate market

5 closed home sales at an average price of $1,036,500

December was a slow month for home sales in El Segundo with only 5 sold homes but that wasn’t unusual as December is often the slowest month of the year for obvious reasons. The average “list” price was $1,094,200 with the average sold price for El Segundo homes that closed at $1,036,500 meaning that homes generally sold way below the list price. Average sold price was about 100K lower than in November. The average price per foot for sold homes was $676. Homes averaged 40 days on market before going into pending status.
