Strong Schools are Very Important to El Segundo Home Buyers

It’s no real secret that good schools help drive real estate values in certainEl Segundo High School neighborhoods and communities.  That is certainly the case in El Segundo.

Buyers with kids want to be in areas with good schools and that higher demand helps keep values up.  El Segundo schools are highly ranked and this award winning school district makes a big difference in the real estate market.  Even those without kids greatly benefit from a strong school system.  The stronger the schools the more insulated a market is from any downturns.  That was very evident in El Segund when home prices drop during the recession and housing crisis, but only a very small amount compared with other local areas that do not have as strong a school system.

A recent CAR study showed that 47% of home buyers said good schools were very importan, 23% said that they were somewhat important, 11% said not very important and 19% said that it was not important at all.

The 19% may not realize just how much of an influence schools play on values and demand.  Good elementary schools are often part of a good community and without question most buyers would like to live in a good community.

The El Segundo Unified School District is highly ranked and that creates a very high demand, especially for families thinking of living in this coastal community.

The study also conclued that 43% of consumers age 34 or under believe highly rated schools are very important.  58% of consumers earning more than $100,000 a year think that highly rated schools are very important.

1st Quarter Updates – 2019 El Segundo Real Estate Market

We’ve seen a very solid real estate market in El Segundo thus far in 2019. Well priced homes are still selling but there has been a bit of a slow down in the market since the beginning of the year.   We anticipate that the market will heat up a bit as we head towards summer and the weather warms up a bit.

  • 38 home sales in El Segundo
  • Average Days on Market: 50
  • Median Sales Price:  $1,207,000
  • Average Price Per Foot:  $669

Pending Sales:

  • 27 Homes in El Segundo currently in escrow (as of 4/18/19)
  • Average Days on Market:  52
  • Median List Price: $1,275,000
  • Average Price Per Foot: $633

The Gated Communities of Three Sixty and Fusion South Bay

While 360 South Bay and  Fusion South Bay are not  located in El Segundo, theyWelcome to Three Sixty South Bay are so close that the feel like they’re in El Segundo.  Their location just east of town makes them a fantastic alternative for buyers looking to live in the area and prices are generally a bit lower.

Fusion South Bay

Fusion South Bay is located just down the road from 360 near the corner of Aviation and Marine.  A smaller complex built between 2006 and 2007, Fusion is an ideal lower priced alternative to El Segundo, Manhattan Beach and Marine.  It doesn’t quite have the same amenities and it’s a bit more low key, but the homes are well priced and having been built in the fairly recent past most feel like newer construction.

The community offers a very nice pool and spa area, as well as a small playground and basketball court.  The HOA dues are very reasonable for the South Bay.

Waypointe El Segundo – New Construction Townhomes

Welcome to the new construction townhomes of Waypointe in El Segundo.  While there has been a building boom for single family homes and smaller individual townhome buildings, new “communities” are certainly rare in the South Bay and in El Segundo.  The main reason is that there’s just no land.  It’s one thing to tear down an old home and replace it, but it’s another to find a big chunk of land and create an entirely new developement.

Waypointe and Pacific Landing in El Segundo are definitely exceptions to that trend.

Built by D.R. Horton, Waypointe is a townhome complex off of Imperial Highway consisting of 6 buildings with 34 new construction townhomes.  The community consists of two buildings with 7 homes and four buildings with 5 townhomes.  The homes are located on Imperial Ave, so airplane and airport noise are definitely a factor, but from the interior the builder went to great efforts to mitigate the external sounds that can be heard.

All of the homes are 3 story townhomes with 3 bedrooms and either 2 1/2 or 3 1/2 baths ranging from just over 1,200 square feet to just over 2,000 square feet.

Each has a 2 car garage and roofdeck.
