Slow month with only 4 closed home sales

Not unexpectedly, January was a very slow month for the real estate market in El Segundo.  That’s very typical as December is always a slow month for new listings and homes going into escrow. 

4 homes closed escrow compared with 7 in December, 8 in November and 11 in October.

The average “list” price was $1,897,225 with the average sold price for the homes that sold in El Segundo at $1,825,800 which was well below $2,090,015 in December, but with only a few homes selling….it doesn’t mean much.

Homes that sold averaged a fairly brief 37 days on market before going into pending status.  The average price per foot was $762.

  • $1,764,799 – Average sale price of the homes that sold
  • $1,746,500 – Median sale price of the homes that sold
  • $1,769,206 – Average list price of the homes that sold
  • $1,725,000 – Median list price of the homes that sold
  • 99.6% – Sold price was 99.6% of list price meaning homes almost always sold for full price
  • $1065 – Average price per square foot for the homes that sold
  • 53 – Average days on market before going into “pending” status
  • 17 – Median days on market before going into “pending” status

The lowest priced sale of the year was, not surprisingly, a one bedroom condo in the Pacific Sands complex that sold for $465,000 with the highest priced sale of the year was $3,965,000 for a 5 bedroom single family home on a large lot at 360 Hillcrest Street.

For comparison there were 97 El Segundo homes that sold in 2024 at an average price of $1,632,131.

November was a solid month for both the number of homes that sold as well as the average home prices, bucking the slower market in some other South Bay cities.

7 homes closed escrow compared with 8 in November, 11 in October, and 8 in September.

The average “list” price was $2,145,357 with the average sold price for the homes that sold in El Segundo at  $2,090,015 which was a BIG number.  The average price was $1,682,428 in November and $1,583,727 in October.

Homes that sold averaged a fairly lengthy 72 days on market before going into pending status.  The average price per foot was $878.

The average “list” price was $1,712,125 with the average sold price for the homes that sold in El Segundo at $1,682,428 which was a nice increase from $1,583,727 but a bit lower than the very impressive $1,736,856 in September.

Homes that sold averaged a fairly lengthy 75 days on market before going into pending status.  The average price per foot was $1,000 which was well up from September.

Of the 8 homes the lowest price was a 1 bedroom condo in Pacific Sands complex at 770 W Imperial with another noted sale a townhome in the newer complex of Waypointe El Segundo which sold at $1,128,000.

October was a great month for both the number of homes that sold as well as the average home prices. 

11 homes closed escrow which was up from 8 in September, 6 in August and 7 in July.

The average “list” price was $1,541,343 with the average sold price for the homes that sold in El Segundo at $1,583,727.  This was quite a bit lower than the very impressive $1,736,856 in September, and  $1,649,583  in August but still solid.

Homes that sold averaged 54 days on market before going into pending status.  The average price per foot was $936 which was well up from September.
