What a Month – El Segundo Home Sales Almost Double in May 2019

In a city that normally sees about 10-12 homes sell in a month, May was really something.  El Segundo saw 25 homes sell and close escrow during the month!!  The median list price was $1,150,000 with the median sales price of $1,149,000 indicating a very strong sellers market.  The lowest price sale of the month was $600,000 for a 2 bedroom condo on Cedar and the high mark for the month was $2,495,000 for a massive 5,400 square foot single family home at 618 Lomita.

Brisk Home Sales in the New Pacific Landing in El Segundo

The market for new construction is certainly pretty solid with 7 recent sales in the community of Pacific Landing with 2 more single family homes in escrow. Pacific Landing is a community of new single family style homes but D.R. Horton. Located just east of the airport off of Imperial, the homes offer a number of floorplans and styles. Of the 7 homes that have sold the median sales price has been $1,767,624 with an average price per foot of $590. The homes have all been built in 2018 with new homes being built as we speak. The homes were all 4 bedrooms and just under 3,000 square feet.

1st Quarter Updates – 2019 El Segundo Real Estate Market

We’ve seen a very solid real estate market in El Segundo thus far in 2019. Well priced homes are still selling but there has been a bit of a slow down in the market since the beginning of the year.   We anticipate that the market will heat up a bit as we head towards summer and the weather warms up a bit.

Here are some of the 1st quarter numbers from January 1 – April 18:

Sold Homes:

  • 38 home sales in El Segundo
  • Average Days on Market: 50
  • Median Sales Price:  $1,207,000
  • Average Price Per Foot:  $669

Pending Sales:

  • 27 Homes in El Segundo currently in escrow (as of 4/18/19)
  • Average Days on Market:  52
  • Median List Price: $1,275,000
  • Average Price Per Foot: $633
