It was a solid month for home sales in the South Bay city of El Segundo in May 2023.
There were 7 homes closing escrow during the month at a median sales price of $978,000. Homes averaged only 27 days on market before selling and the average price per square foot was an impressive $845.
The real estate market in El Segundo picked up in May with 7 sold homes but that was a dramatic improvement over the first few months of the year.
The average “list” price was $1,065,286 with the average sold price at $1,027,981 compared to $1,705,340 in April
The average price per foot for sold homes was $872 and homes averaged a very brief 27 days on market before going into pending status.

The lowest priced sale of the month was a 2 bedroom condo at 770 W Imperial in the Pacific Sands condo complex that sold at $610,000.

In an area where there is simply no space for “new” communities, it’s very rare indeed to see a new neighborhood pop up. El Segundo is seeing just that with Pacific Landing from Emerald Homes and D.R. Horton. Pacific landing consists of 24 single family homes ranging from the high $1.6Ms to the high $1.8Ms. The homes will all be slightly under 3,000 square feet with all being 4 bedroom and either 3 1/2 or 4 1/2 baths.

Located near 919 Camber Lane, the community of Pacific Landing is located in charming El Segundo. El Segundo offers a great community feel with it’s Main Street area of shops and restaurants, multiple parks, Dockweiler State Beach and award winning schools. As it’s the furthest north town in the South Bay, it’s also ideal for commuters and cut as much as 45 minutes off a drive each way.

Several new construction homes drove the real estate market in October to a very high median price. With 3 homes built 
in 2018 selling in the month the median home price in El Segundo was $1,595,000 which was well above the norm. October saw 8 sold homes in this coastal community with the lowest priced sale of the month at $503,000 for a 2 bed/2 bath condo on Imperial and the largest sale at $1,914,510 for one of the new construction homes in the brand new community just off of Imperial Highway.

If you need any evidence that prices are sky high in El Segundo just look towards the luxury market. It wasn’t long ago that we wrote a post on whether El Segundo was ready for $2,000,000 homes and it seems that it’s relatively commonplace just 12 months later. As of July 17th there are 3 single family homes in El Segundo priced over $2,000,000. In the nearby luxury real estate markets of Manhattan Beach and Hermosa Beach this wouldn’t be unusual but in El Segundo it’s fairly unbelievabe. It’s certainly due, in part, to many buyers being priced out of the South Bay and their money goes much further in El Segundo. In addition there is a pending sale and 4 closed sales in 2016 priced over the formerly unheard of $2.0M mark.
In 2016 we’ve seen 4 $2.0M+ homes plus the one home in currently in escrow (as of 7/16/16)

The December numbers are in and if there was any thought that the real estate market in El Segundo was leveling the numbers certainly say otherwise.
The average home price in El Segundo for the homes that closed escrow during December was $1,023,000 with a median price of $999,000. Those are big numbers that still shows no sign of slowing or reversing. See the chart below for the December home sales numbers for El Segundo and the South Bay for December of 2015.
