Huge Jump in El Segundo Pending Home Sales in October

As housing inventory remains very low in El Segundo, this latest month will really deplete the number of active MLS listings with a huge jump in pending home sales. October saw 24 homes go into escrow which is the highest number we could track within the last 10 years. With active listings at a near record low (7 as of 11/11) this doesn’t bode well for home buyers eager to find a home in this charming South Bay community. The highest priced home sale in El Segundo for September was a spacious 5 bedroom 4 bath Mediterranean style home built in 2005. The home was located directly across from Center Street school so given the location this is a very impressive number. The home offered a spacious layout with over 3,800 square feet on two levels. There’s a good amount of space with an almost 6,600 square foot lot, but there isn’t much actual “yard” space due to the saltwater pool and spa. It’s a big number given the location but it was a beautiful home that felt newer than the 2005 year built.

There were 16 home sales which was down a bit from the 20 a year earlier. The median home price was $1,546,000 which was considerably higher than the median sold price of $1,247,000 in September 2020. Homes averaged only 15 days on the market before going into escrow.
