It was a great month for home sales in El Segundo…..especially for December.  There were 16 on market homes sold during the month which is much higher than usual. The median “list” price of the homes that sold was $1,862,000 with the median “sold” price at $1,781,750. Those are huge numbers for El Segundo. The average price per foot was $725 and average days on market was only 41.

Home sales and home prices in El Segundo CA

November was an impressive month for both the number of home sales in El Segundo and the prices with 13 on market property sales.

  The median “asking” price was $1,199,000 with the median “sold” price at $1,180,000 indicating that we’re still in a very hot seller’s market.

The average price per foot (not super relavant in El Segundo) was $722 and the average days on market was 38 wit the median days on market before selling a very brief 10.

The biggest sales price of September was 710 W Sycamore which closed escrow at $2,285,000 after being listed at $2,350,000. The home was built in 2015 and offered 4 bedrooms and 4 baths and a little over 3400 square feet. The home featured a Cape Cod style and offered some ocean views which is a rarity in El Segundo. It featured high ceilings, wood flooring, double pane windows, wainscoting, crown molding, and high-end finishes throughout, 3-pane sliding panoramic doors that lead to the outdoor patio and landscaped yard.

Q2 Recap – El Segundo Real Estate

The story of El Segundo in Q2 of 2020 was much like the rest of the world…..deeply impacted by the pandemic.  Home sales were very slow due in large part to the uncertainty caused by the coronavirus.  April-June saw only 22 total home sales in El Segundo compared with 49 in the same months a year earlier.  The good news is that it was still a very solid market in terms of numbers….especially for sellers.  The median home price was an impressive $1,251,000 and the average days on market was a very short 23.
