July was a very slow month for home sales in El Segundo with only 4 closed escrows compared with 14 closed home sales in June. The real estate market in El Segundo picked up in May with 7 sold homes but that was a dramatic improvement over the first few months of the year.

The average “list” price was $1,065,286 with the average sold price at $1,027,981 compared to $1,705,340 in April

The average price per foot for sold homes was $872 and homes averaged a very brief 27 days on market before going into pending status.

The start of 2023 was a very slow month for the real estate market in the South Bay…..and nowhere was it slower than El Segundo. El Segundo had only one home sell and close escrow in January. Compare that to 9 last year and you can see just how slow it was. Having said that the one home that sold was over $3,000,000! The numbers were:
