The California Association of Realtors pushed Gavin Newsom to establish real estate as an essential business in the midst of this pandemic. So, while we are definitely in strange and unchartered times, the business of real estate continues to move forward.

The Lowest Priced Home Currently for Sale in El Segundo
It’s not surprising that the lowest priced home/property for sale in El Segundo is a condo in the community of Pacific Sands. This is usually the case as this larger condo complex is often the least expensive way of owning real estate in El Segundo. This 1 bedroom condo was just recently in escrow but, for obvious reasons, it’s now back on the market. Priced at $459,000 this 700 sq foot (approx) condo even offers some ocean views. Real Estate Recap – March 2020 El Segundo Home Sales
March was a slow month for real estate in El Segundo with only 6 homes sold
during a usually active month. The lowest priced sale of the month was located at as usual as it’s a larger complex and usually the the least expensive condo building in the area. The median asking price in March was $1,124,250 and the median sold price was $1,012,500 which may be an indicator that the current “sellers” market may be shifting a bit. The average price per foot for the month was $517. Average days on market was 55 but the median days on market was an impressive 9 days.

February Real Estate Recap – El Segundo Home Sales and Prices
February was a very slow month for closed home sales in El Segundo with only 7 homes sold during the month. Prices were solid as they’ve been over the past 18
months with the median list prices of $1,185,000 and a median sales price of $1,155,000. With the median sales price lately being near or even over the list priced that may indicate a slight cooling but one month of stats does not indicate a trend. Only time will tell. Average price per foot for sold homes in El Segundo was $845. Median days on market was only 10 which is fairly incredible.
