Q2 Recap – El Segundo Real Estate

The story of El Segundo in Q2 of 2020 was much like the rest of the world…..deeply impacted by the pandemic.  Home sales were very slow due in large part to the uncertainty caused by the coronavirus.  April-June saw only 22 total home sales in El Segundo compared with 49 in the same months a year earlier.  The good news is that it was still a very solid market in terms of numbers….especially for sellers.  The median home price was an impressive $1,251,000 and the average days on market was a very short 23.

June 2020 Home Sales and House Prices in El Segundo

June was a solid month for home sales and home prices in El Segundo.  The 13 home sales was the most since November.  The median “list” price for the homes that sold was $1,249,000 with the median price they actually “sold” for was $1,325,000 which was impressive to say the least. That huge gap means most homes sold for well over their list price and certainly indicates a sellers market. Real Estate Recap – June Real Estate Trends in El Segundo CA

El Segundo saw a very nice rebound after a few slower months in April and May.  The 13 closed home sales was the most since January and a big jump from the 6 home sales in May and only 3 in April.  Pending home sales have really gone up quickly as well from 3 in March, to 4 in April, 11 in May and all the way up to 17 in June.

5 of 16 Homes for Sale in El Segundo Located in New Construction Community of Waypointe

Waypointe, the new construction townhome community in El Segundo, is definitely playing the biggest role in El Segundo real estate at the moment.  The townhomes have been released in waves and, at this point there are 5 on market townhomes for sale.  Given that there are only 16 properties on the market in all of El Segundo, they are definitely playing a prominent role in the market.

El Segundo Real Estate Recap – May Home Sales At a Glance

Welcome to our quick recap for real estate in El Segundo during the month of May.    Home sales in the city of El Segundo  were way down with only 6 homes that closed escrow compared with 25 in May of 2019.  On the other hand, house prices were very impressive with the median home price of $1,420,000.  Homes that sold averaged only 19 days on market compared with 62 the year earlier.

El Segundo Housing Inventory Up……Sales Down

The good news for buyers is that the inventory of unsold homes in El Segundo is going up while the number of homes that are selling and closing escrow are going down.  The number of active listings has gone up every month this year from 7 in January, 10 in February, 14 in March and 19 in April.  The number of closed sales has dropped however from 13 in January, to 7 in February, 6 in March and only 3 in April.  May may be on a recovery track with 6 closed escrow.
