Overall August was a bit slower for home sales in Manhattan Beach with 28 on market closed sales.  The median home price was $2,800,000 with an average price per foot of $1,473 and only 19 days on market.

It was a slow month for the number of  home sales in El Segundo with 9 home, townhome and condo sales. The average “list” price was $$1,657,111 with the average sold price for El Segundo homes that closed at $1,586,566 meaning that homes generally sold below the list price. The average price per foot for sold homes was $1075 which was up considerably from the $777 in July. Homes averaged an astounding 9 days on market before going into pending status. The average “list” price was $1,390,673 with the average sold price for El Segundo homes that closed at $1,362,783 meaning that homes generally sold below the list price. It was a huge month for home sales in El Segundo with 18 home, townhome and condo sales during the Month of May compared with an impressive 15 homes in April of 2022.

The average price per foot for sold homes was $854 and the average days on market was an extremely short 10 before going into pending status.
