El Segundo saw another strong month of home sales in March as the demand for homes in this coastal community continues to increase. 11 homes successfully closed escrow in El Segundo with the lowest price home being a 2 bedroom condo in the Pacific Sands condo complex at 770 W Imperial. The highest priced sale of the month was a 4 bedroom single family home at 709 Redwood that closed at $1,300,000.
We thought that this recent listing was definitely worth a look as it’s full of charm and nicely remodeled. Located at 116 E. Pine the home was updated throughout and the only real challenge is it’s proximity to Main Street. It’s a very cute 3 bedroom 1 1/2 bath home with just under 1300 square feet.
El Segundo once again saw a limited number of sales but a very positive month in terms of sale prices. While monthly sales prices were down a bit compared with the previous two months, much of that was due to the past few months being impacted by the sales of recently completed townhomes. El Segundo is a fantastic little town that has a small town feel that most areas can’t duplicate. While there are an abundance of townhomes and condos, the bulk of the homes are some version of the original beach bungalow. Many have been nicely updated and expanded while some are in fairly original condition.
Unlike neighboring Manhattan Beach, El Segundo hasn’t seen quite the same building boom creating oversized luxury homes and there are several reasons. The primary reason is that values, while having gone up considerably in the past 2 years, haven’t rocketed upwards to the same extent and builders eager to build high end luxury properties may not see the margins and are searching elsewhere.

So will El Segundo see an increase in luxury $2,000,000 homes? It still appears unlikely other than the rare case of a truly special home on an oversized lot in an A+ location. There will be a limited amount of homeowners that simply love El Segundo that build their dream house and at some point those homes will be sold, but it’s very unlikely we’ll see too many luxury spec homes built as the cost of lots/tear down homes, plus the cost of building makes for a challenging investment.

It seems that nobody is selling in Fusion these days which is a bit unusual as so many owners in the complex weathered some tough years and homes are once again nearing the peak. As a realtor who frequently sells homes in this great community, it’s always a challenge when the inventory is this low as there’s simply nothing to sell. Fusion has always been a very unique market as there are often either too many homes on the market, and they all sit until the first one sells (and then they seem to go like dominoes) or there’s no homes on the market. The appeal of Fusion is the combination of price, location, and age which makes them a great value. Built in 2006 and 2007, they sit just east of Manhattan Beach but at dramatically lower prices. Most buyers often start their searches in Redondo Beach or El Segundo, but after looking at what $550,000 or so gets them in those towns, they opt for the very new, very well located Fusion townhomes.
So what’s an interested buyer to do?
The first aspect is to find an agent that frequently sells in Fusion as they may have the inside track into upcoming and off market possibilities. There are 4 or 5 realtors that work fairly extensively in this gated community.
Be patient. As I mentioned above Fusion is a unique market that seems to go in waves. It won’t be too long before there are several listings
