Real Estate Recap – March 2020 El Segundo Home Sales

March was a slow month for real estate in El Segundo with only 6 homes soldEl Segundo homes for sale during a usually active month.  The lowest priced sale of the month was located at as usual as it’s a larger complex and usually the the least expensive condo building in the area.  The median asking price in March was $1,124,250 and the median sold price was $1,012,500 which may be an indicator that the current “sellers” market may be shifting a bit.  The average price per foot for the month was $517.  Average days on market was 55 but the median days on market was an impressive 9 days.

January 2020 Real Estate Update – El Segundo Home Sales and Prices

January was certainly a slow month for new listings and homes for sale, but had a nice level of activity in terms of closed home sales during the month.    There were 12 home sales during the month with a median list price of $1,249,500 and a median sold price of $1,250,000 meaning that, on average, homes sold for over the list price.  Needless to say this indicates a market very favorable for home sellers.  The median price per foot was $674.15.  The biggest sale of the month was just under $2,000,000 for a tear down/lot value home on a huge 16,500+ foot lot.

Only one of the sales was in the new construction single family community of Pacific Landing and that was an almost 3000 foot home with 4 bedromoms at 928 Fairing Place.  One other note is that although recorded as an El Segundo sale due to an error on someone’s part, the home that sold at 5220 Pacific was actually in the gated community of Three Sixty South Bay which is technically in Hawthorne….not El Segundo.
