March was another slower month for home sales in El Segundo with only 5 sold homes but that was a dramatic improvement over January and February.
The average “list” price was $1,201,600 with the average sold price for El Segundo homes that closed at $1,196,000 meaning that homes generally sold slightly below the list price.
The average price per foot for sold homes was $896 which was a big number. Homes averaged 52 days on market before going into pending status.

Take a look at how home prices in El Segundo have compared with Manhattan Beach, Redondo Beach and Hawthorne over the past few years. The chart below shows El Segundo in green, Manhattan Beach in blue, Hawthorne in red and Redondo in grey. Median home prices in El Segundo and Redondo are fairly similar with Manhattan Beach being significantly higher and Hawthorne quite a bit lower.

The start of 2023 was a very slow month for the real estate market in the South Bay…..and nowhere was it slower than El Segundo. El Segundo had only one home sell and close escrow in January. Compare that to 9 last year and you can see just how slow it was. Having said that the one home that sold was over $3,000,000! The numbers were:

Pending sales: 10
Sold homes: 1
Active listings: 5
Pending sales: 9

Well there are slow real estate months….and then there was January. Always a slower month due to the fact that most buyers pause their search during the December holiday season, the 2023 version took it to a new level. There was a whopping one home that closed escrow in January. Yikes. Hopefully things will pick up as the weather warms up and the Super Bowl is behind us.
The good news is that the one sale was a big one……727 Mariposa was a 4000+ square foot home with 5 bedrooms and 5 baths that closed at a very impressive $3,130,000.
