El Segundo real estate recap for January 2025
3 Homes Close Escrow at an Impressive Average of $2,750,000
Not surprisingly there was a big drop in the number of closed home sales in El Segundo last month. January is usually the slowest month for homes closing escrow as December is the slowest month for homes going into escrow due to the holidays.
There were only 3 homes that sold in January in El Segundo compared to an impressive 12 in December and 10 in November.
The average “list” price was $2,708,000 with the average sold price for the homes in El Segundo that closed at $2,750,000 which was a big number (but doesn’t mean as much with the limited number of homes sold) That was compared to $1,366,500 December.
Homes that sold averaged $977 per square foot. Homes that sold were only on the market 5 days on market (DOM) before going into pending status….which is crazy.
